A sea view is emotional, but seeing the sea is not the same as having a durable and usable view.
Check the view from real living positions
Look from the sofa, kitchen, bedroom and actual balcony seating area, not only the most flattering photo angle.
Investigate the plot in front
An empty parcel may not stay empty. Review neighbouring plots, road levels and available planning information; do not rely only on verbal promises that a view can never be blocked.
Floor, orientation, sun and wind
Higher floors can open the horizon but may increase wind and summer sun. Balcony depth, shading and glazing quality influence comfort.
Hillside gradients
Elevated parts of Kargicak and similar areas can offer excellent panoramas but steeper daily routes. Test the walk if you do not want to depend on a car.
Compare the view premium
Compare similar units with partial or no sea view to understand how much extra you are paying for the panorama.
