New developments can offer modern layouts and staged payments, but buying before completion requires a more detailed checklist.
Research the developer
Visit previous completed projects and look at how common areas and management have aged.
Define the exact unit
Block, floor, unit number, orientation, gross/net area, balcony and promised view should be written clearly.
Technical specification
Put flooring, doors, windows, kitchen, bathrooms, air conditioning, appliances and common facilities into a written specification. Marketing renders are not the contract.
Delivery and payments
Understand the delivery date, delay terms, deposit, instalments, currency and late-payment consequences.
Fees and handover
Ask about expected residence fees. At completion inspect finishes, electrics, plumbing, silicone work, air conditioning and appliances, and record defects in writing.
